At Phoenix Property Inspections A-Z, we understand that the process can be overwhelming when planning to purchase a new home or business. There can be unseen issues that could cost you thousands of dollars not found and corrected prior to purchase. We perform thorough inspections to make you aware of those potential issues so you are informed before the final decision to move forward with your purchase.
Pre-drywall Inspections
With our extensive construction background and knowledge, we have performed many pre-drywall inspections which occur at a specific point in the building process. These inspections can identify issues missed by busy builders and building inspectors. Pre-drywall inspections should be performed after rough framing and rough-in installation of plumbing, electrical, and HVAC and prior to installation of insulation. Examples of issues we have found range from damaged roof trusses to damaged wiring to nails in plumbing to pinched ductwork and much more.
Manufactured Home Inspections
We inspect manufactured homes as well! We will enter and inspect the crawlspace including ductwork, retaining walls, insulation, signs of pest intrusion, plumbing leaks and more.
Thermal Imaging
We use thermal imaging on every inspections to help rule out leaks, ensure proper installation of insulation, identify electrical issues and more. This is a powerful inspection tool and no extra charge is passed on to our clients.
Pre-listing Inspections
Nervous about selling your home? Not sure what systems need correction or service prior to a sale? Inherited a home that you are unfamiliar with? We perform pre-listing property inspections to assist in finding and correcting problems prior to listing the property to ensure the sale is as trouble free as possible.
Termite Inspections
We are licensed by the state to perform termite inspections. Termites are part of life in Arizona. If a home doesn't have termites, chances are it probably will at some point. During a home inspection we are at the property looking at everything accessible and are trained to find signs of and conditions conducive to termite infestation.
New Home Final Walkthrough Inspections
Nervous about what to look for regarding quality and craftsmanship at your newly built home? With our background in building and remodeling custom homes, we can identify issues the builder has missed or has not yet addressed. In addition to all of the items we inspect during a typical home inspection, we address cosmetic conditions as well during a new home inspection. Examples of issues we find range from missing attic insulation to damaged or poorly installed windows to broken roofs tiles to paint drips and much more.
One-Year Warranty Inspections
We perform one-year warranty inspections on new homes. Usually performed at the 11 month mark, a complete inspection with a report that can be forwarded to your builder to address and correct any deficiencies such as settlement cracking in stucco and drywall that may occur.
Three Phase New Build Inspection
We'll perform the pre-drywall inspection, final walkthrough inspection and one-year warranty inspection all for one price starting at $600 and up depending on square footage.
Items Inspected as a Courtesy
Unlike other inspection companies, we test irrigation systems, fencing, low voltage yard lighting and more as a courtesy to you with no added fees.
Sewer Inspection
Sewer lines are prone to deterioration and damage and may have not been properly installed by builder. Sewer issues can cost thousands of dollars to alleviate. We can perform a sewer mainline camera inspection to find deficiencies such as damage, tree roots, sagging, separation and more. Hi definition video and pictures provided.
